WHO ARE BLUESKY BUILDERS?
Blue Sky Builders is owned and operated by Mr. Munim Sultan Mir. The business is a
partnership concern, with Mr. Munim S. Mir handling all the general business management and
project management duties. Site Managers are deployed on the projects, and are chosen
carefully for their exceptional experience, personal qualities and communication abilities.
Most of the work of the projects is subcontracted to local sub contractors that have
demonstrated high integrity on similar projects. Carpentry and miscellaneous work is
performed with our own team of workers at our own workshop, with each person contributing
best skills.
WHAT KIND OF WORK DOES BLUESKY BUILDERS DO?
We are primarily engaged in building high-end custom residential projects . We do renovation
work as well, if the structure is worth renovating! If it is not, we are happy to perform the
demolition and reconstruction. We are more interested in larger projects than small
improvements or repairs. We are highly motivated towards projects which are green, creative
and high quality.
WHERE ARE YOU BASED AND WHERE DO YOU WORK?
We are based in Islamabad. We have an office in Business Bay, DHA Islamabad. We also
have a mobile office command center which is moved from project to project.
WHEN IS A GOOD TIME TO CONTACT BLUESKY BUILDERS?
The best time to initiate contact is early in the planning stages. Then it is possible to plan
ahead and work together from the start to achieve the Owner's goals. We work well with
architects, engineers and other professionals, and can integrate into your project at any time.

HOW LONG HAS BLUESKY BUILDERS BEEN AROUND?
Blue Sky Builders was founded in 2013 and has been registered with with Registrar of Firms in
Islamabad.
HOW MANY PROJECTS HAS BLUESKY BUILDERS COMPLETED?
Over 15 projects have been completed, ranging from small work in the early days to large
houses in recent years. We usually try to do only a few projects each year in order to maintain
the level of attention needed.
WHAT SIZE PROJECTS DOES BLUESKY BUILDERS CONTRACT?
Projects we have completed have ranged from standard 4500 SF houses to large factories. We
are custom builders, not a handyman service, and so seek larger projects that are a good fit
for our talents.
CAN BLUESKY BUILDERS TAKE A PROJECT FROM CONCEPT TO COMPLETION?
We can take your project from a scribble on a napkin to candles on the table. As a Design /
Build firm, we are able to offer a wide range of services from which the Owner can choose to
suit their particular desires. More and more people are realizing that integrating the design
and construction portions of a project under a single contractor is a much more efficient way
to approach building.
HOW MUCH DOES IT COST TO BUILD A HOUSE?
The cost of a project is determined by many factors, so it is hard to say a number that means
anything without seeing the drawings and specifications. We have built for as little as Rs.1600
per square foot to over Rs. 6000 a square foot. A good approximate starting figure would be
about Rs. 3500 a square foot.
HOW DOES BLUESKY BUILDERS COMPARE COST WISE WITH OTHER BUILDERS?
We are cost competitive with other high quality builders, less expensive than most and more
expensive than some. We do not try to be the cheapest guys around, but try to give a good
value to our clients. We are efficient builders who use funds wisely.
WHAT ARE THE STAGES OF CONSTRUCTION OF A HOUSE?
Following are the important stages:
1. Plans and approvals stage
The first step towards building your house is to get an experienced & reputable architect on
board who can design your house according to the location of your land, and give you a firm
footing for your project.
2. Excavation Stage
Before you can start laying down the foundation of the house, you’ll need to get earth
excavated from your land. This is an important and time/ weather sensitive job which must be
done with care.
3. Foundation Stage
The next step is to build the foundation of your house. This is an important step too, and
needs engineering supervision.
4. Superstructure Stage
Next up is the building of the superstructure, the visible part of the house. This is the most
important stage of building your house, as most of the material used is hidden from view after
your structure is built, and you’ll have no idea what quality of materials was used.
5. Plumbing Stage
This is the stage where you’d need water supply connection, sewerage and drainage and gas
supply taken care of, as your plumbing contractor would need to make sure there are no
leakages/ issues with the connections once everything is operational.
6. Electrical Stage
The electrical contractor would provide the wiring which runs inside the walls of your house to
provide distributed electricity to every room of your house. You’ll need to make sure your
contractor uses top quality materials, and their wiring meets high standards to avoid any kind
of hazard or disaster later on.
7. Plastering Stage
All the interior & exterior walls of the superstructure would be plastered with a mixture of
cement & fine sand to give your brick walls a smooth finish. This needs extra care as the
plastering needs regular watering for at least 14 days to ensure maximum durability.
8. Flooring & tile fixing
The next stage in the process is the flooring, where your house gets the tiling/ wood/
cemented finish to match your plinth level. This flooring needs to occur at the right stage as it
usually holds up other work being carried out in the house.
9. Fixing of doors & windows
Doors, windows and other objects where wood or any other material is used are installed
after the external finishes have been completed.
10. Bathroom & Kitchen Fittings
After tile fixing you have to install all the bathroom fixtures and cupboards in the kitchen
11. Painting Stage
Your house is painted from the inside, including all rooms and other spaces.
12. External Finishes
External finishes include outdoor paint work cladding with stone or artificial materials.
13. Electric fittings
At this stage all the electrical switches and lights are installed in your house.
14. Polishing and finish
The last stage is to polish floors, and ensure all fittings in the house work along with all
supplies and connections.

This is an important aspect for completing your house in an aesthetic way
